Most Canadian landlords don't realize they can claim back a meaningful portion of the GST/HST they paid on a NEW long-term-rental purchase or build. The federal rebate alone is up to $30,300; provincial portions in ON/BC/NS push the total over $50,000.
Who qualifies
Buyers of newly built or substantially renovated residential property that will be rented long-term (initial tenant lease ≥ 12 months) and is the buyer's first occupancy. Assigned new-build agreements are eligible.

GST524 — GST/HST New Residential Rental Property Rebate Application. RC7524-ON (Ontario), RC7524-BC (BC), RC7524-NS (NS) for provincial portions. Submit to CRA within 2 years of substantial completion.
Federal rebate math
36% of the GST paid on the purchase price, capped at $6,300 (federal). Plus provincial HST portion: ON up to $24,000, BC/NS smaller amounts. So a $700k pre-construction condo in Toronto rented long-term can claim about $30,300 total.
Common pitfalls
Filing late — the 2-year clock starts at 'substantial completion,' not closing
Assigning the property within 12 months — kills the rebate retroactively

QWhat's the deadline to file rental income to the CRA?
Rental income is reported on the T776 form filed with your personal T1 return. The deadline is April 30 of the year after you earned the income (June 15 if you're self-employed, but any balance owing is still due April 30).
QDo I need to charge GST/HST on rent?
Long-term residential rent is GST/HST-exempt. Short-term rentals (under 30 days) are taxable once you exceed the $30,000 small-supplier threshold across all your business activities.
QCan I deduct mortgage payments?
