Gold Plan – Our Most Popular Plan

Tenant Placement Fee: 5% of the annual lease value. Monthly Management Fee: $149


Unlocking the full potential of your investment property starts with having a dedicated property manager. Our experienced managers streamline the entire process, from meticulous tenant screening and rent collection to proactive property maintenance and round-the-clock emergency response. By entrusting us with your property management needs, you gain the peace of mind to focus on what matters the most while maximizing your property's profitability and long-term value. 


Interior Property Assessments: 1 per year. Central Rentals and Property Management will complete and document interior property inspections to ensure your tenants are taking care of your investment. 


Leasing Guarantee: If a tenant breaks their lease for any reason, Central Rentals and Property Management will release the property with no additional leasing fee - 12 Months.


Home Warranty Repairs Coordination: Additional monthly fee for managing property with Home Warranty Plans: +$75. 


Renewal Fee: Additional monthly fee for managing property with Home Warranty Plans: $75. 


Major Renovation Project Management: If you have a large renovation project, Central Rentals and Property Management can manage the project for you - 10% of Project Cost. 


Satisfaction Guarantee: If you are not happy with Central Rentals and Property Management, we will try to make it right. If you are still not happy, you can cancel at any time with 30 days notice. 


Maintenance Guarantee: All maintenance work is guaranteed for 12 months. 


Market Rent Analysis: We thoroughly research market rates to maximize the rent amount. We also recommend property improvements to increase asking rents. 


Property Marketing: We use a comprehensive advertising plan, including online avenues as well as traditional platforms, to reach all potential tenants. 


Tenant Screening: We've set high qualification standards and have a detailed application process, which includes income verification, and background checks. 


Property Maintenance: We have a dedicated maintenance team of qualified vendors and a sister maintenance company to ensure prompt repairs, and we are on-call 24/7/365 for emergencies. 


Tenant Maintenance System: From their mobile device, tenants can conveniently place maintenance requests, and schedule appointments.


Convenient Rent Payments: We Have Multiple options for tenants to pay rent conveniently and on time. 


Eviction Process Coordination: We use an attorney to assist with the eviction process in the unlikely event that a tenant needs to be removed from the property. This enables us to win an overwhelming majority of our eviction cases.

Gold Plan – Our Most Popular Plan

$1,500 Eviction Expense Coverage: Covers any qualifying eviction costs up to $1500. Gold and Platinum plans are subject to Tenant Qualifications reviewed and approved by Central Rentals and Property Management. 


Rental Income SPEED-PAY: Your owner payments are made within 2 business days after receipt of tenant funds.


$1500 Pet Damage Coverage: Central Rentals and Property Management will cover any pet-related damage over and above the tenant security deposit up to $1500. 


Handyman Repairs Included: Central Rentals and Property Management will provide 1 hour/month handyman repairs (a $65/hr benefit) for any tenant-requested repairs. 1 hour carryover is allowable if unused in prior month.

Tenant Placement Fee: 5% of the annual lease value. Monthly Management Fee: $250


Loss of Rent Coverage: For qualifying tenants, covers your rent payments for up to 3 months if the tenant is unable to pay (max $3,000 per month if tenants are unable to pay). Gold and Platinum plans are subject to Tenant Qualifications reviewed and approved by Central Rentals and Property Management.


$1500 Eviction Expense Coverage: Covers any qualifying eviction costs up to $1500. Gold and Platinum plans are subject to Tenant Qualifications reviewed and approved by Central Rentals and Property Management.
