Do I need to charge GST or HST on residential rent?
No. Long-term residential rent is exempt from GST/HST under the Excise Tax Act. You only apply GST/HST when you invoice for short-term rentals (under 30 consecutive days), commercial leases, or ancillary taxable services like cleaning or storage.
What's the difference between an invoice and a rent receipt?
An invoice is a request for payment issued before rent is paid. A rent receipt is proof of payment issued after. Tenants often need receipts for the Ontario Trillium Benefit, Manitoba Education Property Tax Credit, and other provincial tax credits. This tool can generate both — set the issue date to before or after the payment date.
Which sales tax applies where?
Ontario, New Brunswick, Nova Scotia, PEI and Newfoundland use HST (13-15%). Alberta, Yukon, NWT and Nunavut charge GST only (5%). BC, Saskatchewan and Manitoba charge GST + PST. Québec charges GST + QST (9.975%). This tool auto-picks the correct rate based on the landlord's province.
Is this invoice CRA-compliant?
Yes — it includes every element the CRA requires for a valid invoice: your business name, address, GST/HST number (if applicable), invoice date and number, description of goods or services, quantity, and total. Save the PDF to your records for the six-year audit window.
