Massive in the US, spotty in Canada. Landlord tools (payments, screening, leases) are US-only.

How we ranked them

Canadian coverage. Does the platform ship every provincial lease template and every notice form (N1N13 in Ontario, RTB in BC, TAL in Québec, Form 8/9 in Alberta, etc.) — or does it require the landlord to bolt them on?

CAD-native billing. Rent collected in CAD via Stripe, Klarna, PAD or Interac e-Transfer — not USD with FX conversion.

Tax exports. One-click CRA T776 and NR4 exports at year end, categorized by CRA line item, not a raw CSV dump.

Pricing at Canadian portfolio size. The Canadian market is majority small-landlord (72% of rentals are owned by landlords with fewer than 5 units — source). A platform that requires a 50-unit minimum is disqualifying for most.
