Numbers and notice periods most landlords ask us about in Ontario.
Security deposit
Max 1 month rent (last month's rent only — no security deposit allowed).
Rent increases
Once per 12 months · capped by LTB annual guideline (~2.5% range); 90 days written notice on form N1.
Tenant gives notice
60 days notice (form N9) at end of fixed term or for monthly tenancy.
Notice — unpaid rent
14-day notice on form N4.
Notice — for cause
20-day notice on form N5; 10-day for serious damage/safety.
Ending the lease
Fixed term auto-converts to month-to-month — only the tenant can give 60 days notice. Landlord requires LTB order.
Right of entry
24 hours written notice (8am-8pm).
