Security deposit
Security deposits are PROHIBITED. Only first month's rent allowed at signing.
Rent increases
TAL allows annual increase using prescribed formula; tenant has 1 month to refuse and remain at old rent — landlord must apply to TAL within 1 month.
Tenant gives notice
3 months notice for lease non-renewal (residential 12-month lease).
Notice — unpaid rent
3 weeks rent unpaid + TAL approval before eviction.
Notice — for cause
Landlord must apply to TAL for any termination except non-renewal; tenant cannot be evicted without TAL order.
Ending the lease
Leases auto-renew under same conditions unless landlord serves modification notice 3-6 months before end.
Right of entry
24 hours notice (or with consent), between 7am-9pm.
